Investor FAQ

Are your services city-wide?
Yes.  However, we specialize in the west valley.  Accountability currently manages properties throughout Maricopa County.  Contact us with further information about your specific property.

Do you have any property requirements?
Accountability evaluates properties based on the following criteria: location, property value, property condition, rental market in the surrounding area, and other factors.  Each property is considered individually.  Contact us for an evaluation of your property.

Will you manage a townhouse or condominium?
Accountability generally does not manage townhouses or condominiums.  However, consideration is given to the location, value, and condition of the property.  Contact us for an evaluation of your property.

Will you manage a duplex or other multi-family dwelling?
Accountability specializes in single family residences.  We are not accepting multi-family dwellings at present.

Will you manage a property with a pool?
Yes.  Accountability requires an approved pool fence.  We also strongly encourage you to engage a regular pool service, as most tenants do not have the knowledge or skills to maintain a pool.

What are your fees?
Please refer to the Schedule of Fees.

If I sell my house, will I be required to pay commissions?
No.  With Accountability you are not contractually obligated to us when you choose to sell your home.  Our clients have been so completely satisfied with the comprehensive services we provide, that they often retain our firm in the sale of property.  Accountability will be happy to assist you if you are not currently working with another realtor.

Are there fines or penalties for cancellation?
Accountability requires a 30-day written notice together with that month’s management fee.  There are no other fees or penalties.

How long will it take for my property to rent?
Rental market statistics vary from month to month, and it is difficult to predict a timeframe.  The current market average is 30-60 days, but there are many factors to consider.  Your vacancy period can be significantly reduced if you are flexible when setting lease terms.  Contact an Accountability leasing agent for a professional assessment of your property.
